EK North were recently instructed to conduct an RCA on a pair of low-rise housing blocks in the Hazel Grove area of Greater Manchester. The inflation linked DV provided by the buildings insurer placed the estate at around £1m. An accurate elemental cost analysis was performed by us in order to calculate a realistic buildings insurance figure and we were pleased to find that the total DV came in at no more than £810k, representing an estimation by the insurer of nearly 20% over-value.
The saving obtained by the client in terms of a lower premium paid for our fee, and provided extra cash for repairs and welcome relief from service charge increases to all the residents.
