Knitwear Factory ahead of conversion to residential apartments

EK RCA was delighted to be invited to value this semi derelict factory in Birmingham’s Jewellery Quarter.

Our client, a leading Midlands property developer, was about to take ownership of the site and convert it into luxury flats, however before they did so, they needed to know what to insure it for in its current state. We assessed the building to formulate a reinstatement value of the premises.

This included valuing a number of non-standard items including a 1930s era elevator with concertina doors, some conveyor belts forming part of an assembly line, and a number of heritage assets and period architectural details. It’s not often that you get to talk about 20th century industrial buildings in such terms, but this property was 90 years old at the time of redevelopment, and in its own way an important piece of Birmingham’s heritage.

We have wished our client much luck with their exciting conversion to leasehold apartments.
